What is intensification?
Simply speaking it is a directive to create more use out of the same space. More specifically it is the planning process of building in areas or specific locations that directly result in an increase of useable live or work space within that area. Every community is required to create and review existing planning policies, directives and meet intensification targets. Those policies help determine future land use, allocation and placement of public infrastructure and facilities.
Why intensify?
As Ontario grows in population the provincial government sets out base policies and targets that communities must plan for, and adhere to. That intensification supports that growth with the following benefits:
- Reduce urban sprawl which in turn protects arable farm lands
- Assist in the protection of environmentally sensitive areas to reduce consumption
- Maximize use of municipal infrastructure and minimize waste
- Reduce developmental overhead
- Increase community efficiency, support existing and new services and businesses
- Promote safer more equitable spaces
What is infill?
Infill is the conversion or expansion of existing properties and buildings that are under-utilized or underdeveloped. The simplest of examples would be an older single detached home on an oversized lot which is then split into two lots for a new semi-detached build. Or perhaps an older corner gas station which is converted into a low rise multi-residential apartment building. This type of construction allows additional housing to be placed in established communities better serviced by existing amenities such as public transit.
Infill sites are an efficient way for municipal planners to increase housing supply by creating new inventory in areas that were previously underdeveloped while maximizing the efficiency of and access to existing public resources.
